"Habits, Attitudes, Beliefs and Expectations: Four Factors Critical to Your Business Success" with members John Thomas &Leigh-Ann Zaharevich

Leigh-Ann Zaharevich and John Thomas will lead a thought provoking and engaging discussion about four critical factors that can influence every business outcome for better or for worse. No matter what type of business you are in or what your responsibilities may be, habits, attitudes, beliefs and expectations (HABEs) have a direct impact on the results you achieve. Your ability to understand and work with these important factors will have a direct influence on your business success. As a group we’ll discuss how everyday actions, no matter how insignificant they may seem may either help or hinder your progress. The impact of these four factors on things like ‘self-talk’ and expected outcome will also be discussed. This will be a fun and interactive evening with everyone encouraged to participate. You can expect to come away with some new insights about yourself and your business and some useful tools to help you have more meaningful, productive and successful interactions with buyers, sellers, contractors, partners or anyone else you do business with. Each person will leave with a personal action plan designed to help you move your business forward.

"Big Red Flags - Inspection Items You Should Know About" with Inspector, Martin Newmark, Abacus Inspection

During this presentation you will develop a better understanding of what a Big Red Flag is in the context of a home inspection. You will come to understand why a condition will be a Big Red Flag in one situation yet not in another. The common Big Red Flags we’ll discuss and observe are: Chinese drywall, termites, mold, plumbing issues, radon, roof issues (ever heard of step sheathing?), structural issues, structural basement floors, un-permitted work, unprofessional work, non-floating walls, water, and meth. If you are a Realtor, this presentation is good for 1 CE credit.

"How to Negotiate Better Deals", with Bill Twyford.

The key to success is knowing how to communicate with others.  Whether you are a real estate investor, work at a fast food restaurant, or are a doctor, without good communication skills people won’t like you.  Have you ever met someone and didn’t like them, but didn’t know why you didn’t like them?  They just “rubbed you the wrong way.”  Subconsciously you did not like their communication skills.  My goal is to teach you to master your communication skills so that you can have others eating out of the palm of your hand.

Sounds good, where do I begin?  Embedded commands.  What the heck are embedded commands?  Embedded commands are patterns of language that bypass conscious reasoning and speak directly to the subconscious mind.  Embedded commands influence people at the subconscious level.  This allows you to direct people to take specific actions.

Having a firm grasp on language patterns will help you close more deals.  In addition to using embedded commands, which are word groups that order you to do something, you must incorporate assumptive language patterns into your vocabulary.  Assumptive language patterns assume the outcome of what you are asking.

"Denver Metro Real Estate Trends" with member John Thomas and Your Castle Real Estate real estate agent

The Your Castle Real Estate market trends class provides an analytical overview of the major real estate trends in our Denver Metro residential market. Property records and data are reviewed at many different levels (neighborhood, zip code, town, region, etc.) in order to gain a deep understanding of the local real estate conditions. In addition, we compare historical data with current economic data to try to predict what lies ahead. You will leave this session with a solid understanding of the residential and income housing market in and around Denver and which areas have had the best and worst appreciation. The data will show that the time is becoming right to invest in Denver and the trends suggest that today's real estate investors who understand what the market is telling them are poised to do very well over the next few years. This class is good for buyer agents, seller agents and investors or anyone interested in a comprehensive review of current Denver Metro real estate market trends.

I hear it is in a lovely location up in the hills near Lyons.  There is a huge deck overlooking the acreage.  There is a standing invitation for those who want to sleep on the deck overnight.  Just bring sleeping bags, pads, pillows and a contribution towards breakfast! Musical instruments are welcome.

"Deal Analysis" with member Paul Pedri

Getting the numbers right is the single most important thing that an investor does.  Get it right, you make money.  Get it wrong and lose a bunch of money!  This Deal Analysis talk will get you on the right track to making sure you are making money.  We will discuss everything that you must look at and evaluate to get it right!!!  We will start with all the numbers you need to look at and end up on how to comp properties as an investor and come up with the real number that it will sell for.  How Paul teaches you to comp properties is VERY different from what most realtors will do.  This is a MUST HAVE talk for any investor!!!

"Overview of the Renovate, Repair and Painting Rule" with Victor Valadez of the Environment Protection Agency (EPA).

The new EPA law that went into effect in April could cost you THOUSANDS if you don't do it right.  Federal law now requires contractors, that are hired to perform renovation repair and painting projects in homes, child care facilities and schools built before 1978 and disturb lead-based paint, to be certified and follow specific work practices to prevent lead contamination.  This include all people buying and selling real estate for profit.
