was at one point listed as the number 2 best selling business paperback at

foreclosures, we thought it would be a good idea to bring Wayne in to tell
us how we can do business in this changing field.

- Did you know that the Federal Government passed
legislation that will allow real estate investors to never pay income
taxes again AND get back all the taxes they paid in the last five years.
- This is not a clever scheme, offshore trust or other
creative tax planning but rather a federal program, approved by the IRS,
that creates the greatest real estate investment opportunity of our
generation.
- To make things even better the local housing authority
will provide a rental subsidy of up to $9300 a year ensuring that each
property cash flows from day 1.

"The Hispanic Community and The New
Foreclosure Laws" with Javier Placer
You already know that foreclosures
are at an all time high, but you may not know that the group getting hit
the hardest is the Hispanic community. Not only are many at the economic
level most likely to suffer from the mortgage meltdown, but the new laws
make it harder for investors to help them.
Not just the What but the Why.
Learn about the growth of the Hispanic Community through Javier and his
family’s firsthand experiences. Not only will you learn how the
demographic trends are creating a group that no business can ignore but
you will hear entertaining stories that explain why this is and why
it holds such promise for the future. You will leave with a better
understanding of the Hispanic Community so you will be more comfortable
working with them.
Learn how the new foreclosure laws
hamper the efforts of investors to help the people that need it most and
learn how you can become part of the solution.
Javier Placer
is the co-founder of HispaniCasas, a company that specializes in finding
real estate solutions for Hispanic homeowners. His extensive knowledge of
the Hispanic Community is imparted with an energy and passion seldom seen
on the Real Estate Investment speaking circuit.

area?
Thursday, March 20:
Rob Kelly and John Colson: "Tenants & Toilets"
States Rob , "John and I have learned many tips and tricks
that can reduce the fear many investors experience in managing rentals
themselves. We can also educate investors to be smarter and more effective
in 'managing' their property management company if they choose professional
management."
Drawing from our experience in managing properties for
ourselves and other investors, we will:
- Offer guidance and techniques for folks who want to
manage their own properties.
- Identify the major concerns and common questions
investors encounter when they manage rental properties.
- Share effective methods and techniques to increase
success in managing rentals.
WE WILL ALSO COVER:
- Types of properties and which areas we see as in strong
demand for rentals
- Rental vacancy rates by county
- Cost effective advertising media and techniques
- Showing of vacancies
- Screening of tenant prospects
- Leases and Deposits
- Rent Collection
- Evictions
- Maintenance and repair issues
Rob Kelly:
Rob Kelly is an Investor, Realtor, and Colorado licensed
Associate Broker with Mavi Properties. Rob works to identify and acquire
solid rental property investments that will "work" for investors. Rob
supports the Property Management team through investor client relations.
Rob Kelly has owned and managed rental property since
1994 and has been a member of BCREI since 2006. Rob currently owns 3
single units in Thornton CO, and 4 units in Rochester NY.
Rob purchased his first house, a fixer in 1989 in the
San Francisco Bay Area. After rehabbing and living in it for 5 years, he
converted it to a rental and began his land lording experience. In his
previous life Rob was a project manager in the Pharmaceutical and Bio-tech
industry.
Born and raised in California, Rob and his wife Sue
decided to have their mid life crises a bit early, and sold their real
estate holdings in California and relocated to Colorado in 2005.
Rob and his wife have two young daughters, and currently
reside in Louisville (also known as MayBerry USA).
John Colson:
John Colson is a Georgia native who moved to Colorado 14
years ago to take advantage of the finest road/mtn biking in the country.
After a 5 year stint with REI, John opened Red Rocks Cyclery in Morrison
Colorado. It took 2 years in the bike industry to realize that the income
from the shop would never provide the financial success that he was
looking for. Shortly thereafter, a customer introduced John to "Rich Dad
Poor Dad." This book sparked his interest in real estate and led him to
where he is today.
Within a year and a half of reading Rich Dad, Poor Dad,
John and his wife purchased 6 rental units and quickly realized the value
and benefit of real estate as an investment vehicle. While corporate
America was providing them with the means to purchase RE, their goal was
to enter the RE industry full time.
After 4 years of software sales, John and his wife
started Mavi Unlimited Real Estate to provide a service to the small
investor that is currently being served by the traditional broker. Mavi's
mission is to not only manage their client's investments but to also
provide them with the education and rental/market data so that there
chances of success are greatly improved.
John states, "Property management is often forgotten
when one begins the search for a quality investment. While an investor can
certainly manage his/her own rental, it is important that they understand
all that is involved legally and otherwise. Property management is also a
great source of rental data, market information, tenant quality, etc."
