The Colorado Legislature has been hard at work and investors need to pay close attention or risk facing fines or even jail time. The Foreclosure Protection Act went into effect this past summer and there are new chages coming in January of \'08. You will learn about the basic structure of Colorado\'s foreclosure system, some of the pitfalls investors need to avoid, and how the new laws affect you.

Ever wish you could sit and take the time to really pick an investor's brain to learn from them and gain some tips as well as some courage to take the next step in your real estate investing career? Well, spring is here!! And with it the chance to learn from fellow investors in our group...from their successes as well as from their challenges and lessons.
Come take part in a short period of sharing from Carla Owsley, Marty Leuthaeuser & Mary Mirus, and Monty Johnson. This will be followed by interactive discussion with them, including questions and answers to gain learning, inspiration and momentum for the new season. Read on for a short summary about these investors and some of what they will be sharing with us.
We have had 2 other similar meetings in which investors from our group shared their experiences and knowledge. Those meetings were extremely well received and interactive so I hope we'll see you there.

Carla Owsley:
I bought my first investment house in Oct of 2004 after spending about 6 months learning from other investors through CAREI meetings and CashFlow games, and taking a real estate home study course. My second investment home purchase was a short sale I negotiated with the bank. It took me about six months to recover from that experience before I wanted to buy another house. Last year I purchased 7 properties. I currently hold 3 local lease-optioned homes, 2 out-of-state rental homes, 2 out-of state preconstruction homesites, and 2 Caribbean preconstruction resort properties (probably more information than you need to know!).
One thing I have learned that I would like to share with the group is when to walk away from a "deal".
A deal has to meet at least one of three profit criteria, and pass my final "test" before I will complete the purchase. I will share some of the deals I walked away from, as well as things I have learned from real estate I have purchased.
Marty Leuthaeuser and Mary Mirus:
We are full time real estate investors, in the North Denver metro area, as well as out of state. In the past three years, we have completed a variety of investments, including short sales, fix and flips, sandwich lease options, buy and hold, and pre-construction.
With careful planning and budgeting, we have profited from every deal done to date.
We will share with you the keys to this accomplishment as they pertain to fix and flips, so that you can do the same in your investing.
Monty Johnson:
I bought my first investment property in 2001 with equity from my house, and still have it. I went full-time in real estate investing in April 2003, with a focus on buying single family homes with 5% down and cashing them out at 80% through re-financing. These cash-outs allowed me at least half of my former annual salary, due in part to substantial tax write-offs that come with being a full-time investor. I am now am buying duplexes and four-plexes and cashing them out. I currently have 8 properties in my portfolio and am presently focused on a duplex project.
I will share with you several points that have been a part of my learning:
Find a good group of professionals (appraisers, real estate brokers, attorney, etc...) who can do the research for you, find a good property, and help you structure the deal. Be aware that you will need to coach them through the deal as well, so you may need additional outside advice.
Be savvy during your market analysis...don't get in a soft market and settle for an average investor bid buying price. You must watch your project daily; don't just trust a contractor to go in and do the work. With duplexes and four-plexes you don't have to work as hard as with single family homes to create equity...e.g. a "wall-party agreement" builds more equity and is very lucrative.

Bryan Hollermeier, Merchants Mortgage & Trust Corporation (MMTC). MMTC financial seminars always draw a large number of attendees. MMTC has a history of providing efficient interim real estate financing for many different types of transactions. Bryan is familiar with non-traditional financing and MMTC loan programs fill the need of borrowers whose needs are not met by traditional lenders. The “fix-and-flip” loan is one of the most popular loan products they offer. Bryan will discuss the company’s use of “Cross Collateralization” - an extremely useful tool that allows investors to use equity from other properties for down payment on your fix-and-flip properties.
Tom Green, Private Money Lender (title). Tom should be familiar to all members as he is one of the founders of BCREI. Tom is also a “hard-money” lender. Tom will discuss the financing terms and conditions on which he funds loans. Most importantly, Tom and the other panel members will discuss how hard money loans along with more traditional financing interact with each other to make a successful financial package.
Traci Mullins, Loan Officer with Great Southwest Mortgage. Traci has been in the mortgage industry for five years. She specializes in investor loan packages – especially in cash-out refinances. Traci will discuss traditional loan packages available to investors. Traci offers no-seasoning requirements on refinancing loans, so you do not have to wait 6 or 12 months to get your cash out of your non-owner occupied property.
Danny Rozenblum, Sr. Personal Financial Representative with Washington Mutual. Danny has five years’ experience in the real estate industry. He primarily works with real estate investors. Danny applies his knowledge of Washington Mutual loan products when investors apply for their quick and easy, no documentation Home Equity Loan and Lines of Credit to an investment property.
Chairing our panel will be Ellen Allen, Broker/Owner of Assist-2-Sell, Boulder, and an experienced real estate investor herself. Ellen has had to find her way through the financing “jungle” with her own investments. She will bring her own unique viewpoint on the financing process to the panel.

I’ve found a good deal. If the owner would finance it, it would be a GREAT deal!
If you have ever thought or said that, this technique is for you. Make your seller more willing to carry the financing on your deal.
Once you have made a deal with the owner, you typically have several choices for funding it; use your own money, find an investor or hard money lender, or get the seller to carry the first mortgage. Often the seller is reluctant to carry it, for a variety of reasons.
On the other end of the deal, you as the investor must often finance the buyer of your remodeled property. You may or may not want to do this. Often you would like to get your profit out right away to use on another project.
